Small Central Florida
Lakes
In addition to the
Clermont and Harris Chains, Lake County is literally covered with
small lakes and ponds. Most of these lakes are spring-fed with
clear water and white sandy bottoms. The vast majority are private
with access only by property owners and are less than 100 acres in
size.
This is wonderful
Old-Florida living at it's finest. Swimming in one of our
small spring-fed lakes is a delightful experience and most people
don't realize that some of the best fishing in our State is located
in our small private lakes.
Water skiing in a 100
acre lake is not encouraged. Wakes from large powerboats erode the
shoreline and the constant noise disturbs the solitude that these
lakes are known for.
Lakefront property on
our smaller lakes tends to be less expensive than on the large
Chains, unless the lake greatly exceeds 100 acres. Clear water
lakes over 100 acres are especially rare and desirable. A few of
these lakes, such as Lake Dalhoosie in Umatilla and Lake Gertrude in
Mount Dora are so expensive a sizeable lot alone can exceed
$1,000,000.
Fortunately, you can
occasionally still find a nice lakefront lot on a small private lake
starting around $250,000. These properties are rapidly
appreciating and we expect them to be out of reach for most buyers
in just a few years.
